Asking Price: €35,000

Good level site of c.0.8 acre in sought after location

Favourably located within 10 – 12 minutes of Letterkenny town, a peacefully situated level site that formerly benefitted from planning permission (Section 47) for a storey and a half residence. It is our understanding the obtaining a further grant of planning permission should not be a problem and the site is being sold subject to same. The approximate of a full planning application ranges from c. €3,000 – €6,000 depending on the architect and level of work required. We are advised by our client the ESB pole on the site can be moved to a less obtrusive position at no cost.

  • Level site of c.0.8 acre
  • Being sold subject to planning
  • Peaceful location

From Kellys Filling Station at Ellistrin take the next right turn (if coming from the Mountain Top direction) signposted Milford & Ballyarr. Continue on this road for c.1.5 miles turning right just before the bridge and football pitch. The site will then be found on the right hand side after about 250 metres identified by our For Sale sign.

The name Ramelton derives from the Irish name Ráth Mealtain which means ‘The Fort of Mealtain’. It is a Bord Failte designated Heritage Town on the banks of the River Lennon. The old warehouses at the end of The Mall are amongst the most fascinating buildings in Donegal. They formed the backdrop for the highly acclaimed BBC Television Series ‘The Hanging Gale’.

The town now has its own park and tennis club plus a good range of local shops. The famous ‘Bridge Bar’ is a renowned music venue and has its own restaurant. Easy access is afforded to the coastal areas of Rathmullan, Portsalon and Dunfanaghy (each around 15 minutes distant). Letterkenny, the county’s principal town is just 12 -15 minutes away. Local schools include Drumman N.S., St. Marys N.S., Ayr Hill N.S. and Scoil Naomh Cholmcille.
