Happy New Year — Donegal Market Update for 2026

Happy New Year from everyone at Franklins! 🎉

To our clients — old and new — thank you for your continued trust and support. We’re proud to be starting 2026 in our 27th year serving the people of Donegal, and we’re looking forward to helping even more people with their property plans this year.

Franklins Market Snapshot (Our Internal Figures)

2025 highlights

  • Average viewings before Sale Agreed: 10.9

2024 highlights

  • Average viewings per sold property: 8.2
  • Properties selling above guide: 46%
  • Average transaction time (Sale Agreed → Completion): 23 weeks

What that tells us

Demand in Donegal is strong — and competitive. In 2025, properties went Sale Agreed after an average of 10.9 viewings, with 69% of listings receiving multiple bidders, and an average time to sell of just 7.2 weeks. It’s also worth noting that the “back end” of the process is improving: the average timeline from Sale Agreed to Completion has been running at 17 weeks.

Stock remains the big challenge

Butchers need meat. Estate agents need properties.

The biggest challenge we have as a business is getting stock (properties) to sell. We have buyers ready — we simply need more homes coming to the market to match demand.

Defective concrete blocks remain a key concern

The defective concrete block issue naturally remains a major concern for both buyers and sellers. Franklins can walk you through the process and, if necessary, point you in the right direction in respect of block testing, so you understand what steps may be needed and what information helps a sale progress smoothly.
