"From the moment we first engaged with Brendan, his professionalism, expertise and in-depth knowledge of the market instilled us with a confidence which remained throughout the process. Always contactable and unfailingly courteous, his capacity to think quickly and offer sound advice meant that even in the most challenging stages of the process, we knew we were in safe hands."
"Super impressed with Franklins and would highly recommend them … they were professional, efficient and kept me up-to-date with viewings, feedback and progress. A special thanks to Brendan for making it stress-free and being so supportive, keeping in touch regularly throughout the sale. A BIG thank you to all the team for a superb service."
"Brendan and the team at Franklins made our house sale process as painless as possible. We really valued their professional, friendly and responsive service and we are extremely happy with the outcome. We would highly recommend Franklins for anyone hoping to buy or sell property in Donegal."
"Exceptional team at Franklins, great working with Brendan and Sharon. I cannot recommend them highly enough for their trustworthiness, professionalism and expert knowledge :)"
"My five star rating requires an additional + here for Brendan's complete commitment to the sale of our house. His communication skills were excellent throughout and although, through no fault of his own, the process took longer than it should have, he stepped in regularly to keep things on track. He also recommended a really excellent accountant to assist with navigating the Capital Gain Tax maze for us."
"I recently had to sell a house in north Donegal as an executor sale. I found Franklins to be thoroughly professional and efficient. They were also very attentive when things got delayed (through no fault of theirs). Brendan was always available and responded to queries and issues very quickly, often out of hours. I would highly recommend Brendan and Franklins if you are buying or selling property in North Donegal."
"I can confidently say that Franklin's are the leaders in property management in Ireland by far. As a tenant, they are quick, concise, informative and empathic. Sharon is fantastic at what she does and it was a pleasure to work with her from application to move-in. If you're getting accommodation through Franklins, consider yourself lucky!"
"Been with this branch for nearing 7 years, the experience has been smooth. Easy to talk to and respond in a timely manner. Always willing to work with us when times got difficult, they were very accommodating when lockdown was at its worst. I've recommended this lettings to many people and will continue to do so."
"Choosing an agent to handle a valuable asset sale can be a daunting challenge—especially when you're not necessarily familiar with that area. However, from the moment I engaged with Franklins and their Managing Director, Brendan McGee, I was immediately put at ease and given full respect and attention. After several conversations and meetings at the property, it became clear that Brendan truly understood the property, the market, and its value. He was always available to respond to any questions I had, even outside of normal working hours, even when he was on his annual vacation in Canada,—something I greatly appreciated."

Franklins advice for Landlords and Tenants
The Irish rental market has become increasingly regulated in recent years. With new legislation and greater oversight from the Residential Tenancies Board (RTB), renting a property now involves far more compliance and administration than it once did.
At Franklins, we help landlords navigate these requirements while ensuring their property is professionally marketed, suitable tenants are selected, and the tenancy runs smoothly.
This guide explains the key steps involved in letting a property and how we support landlords throughout the process.
The Irish Rental Market Today
The Residential Tenancies Board (RTB) now plays a central role in regulating the Irish rental sector. The RTB oversees tenancy registration, dispute resolution and compliance with rental legislation.
Since March 1st 2026, additional regulations have further strengthened the RTB’s role in legislating the rental market. This has made the process of renting property more technical, and landlords must ensure that all procedures and documentation are handled correctly.
Failure to comply with tenancy legislation can result in:
- Financial penalties
- RTB investigations
- Tenant disputes
- Difficulties recovering possession of a property
For many landlords, working with a licensed letting and property management agent provides reassurance that their property is being managed professionally and in line with current regulations.
The Letting Process
If Franklins is instructed to let your property, we manage the entire process from preparing the property for the market to selecting the most suitable tenant.
Property Preparation
We begin by visiting the property to:
- Take marketing photographs
- Prepare a detailed property profile
- Compile an inventory of contents and condition
- This helps ensure the property is properly documented at the start of the tenancy.
Marketing Your Property
Your property will be advertised across a number of leading property platforms to ensure maximum exposure. These include:
- The Franklins website
- ie
- PropertyPal
- PropertyNews
- Social media platforms including Instagram and Facebook
This approach ensures strong visibility and generates interest from suitable tenants.
Tenant Enquiries and Viewings
Franklins manages all communication with prospective tenants. This includes:
- Responding to enquiries
- Arranging and conducting viewings
- Reviewing tenant applications
- Checking references
- Selecting a suitable tenant
- Careful tenant selection is an important part of protecting both the property and the landlord.
Setting Up the Tenancy
Once a tenant has been selected, we manage the move-in process. This includes:
- Agreeing a move-in date
- Issuing the tenancy agreement for signature
- Arranging for utilities to be transferred into the tenant’s name
- Completing the inventory check-in
Clear documentation at the beginning of a tenancy helps avoid disputes later.
Property Management Options
Franklins offers landlords two service options depending on how involved they wish to be in the day-to-day management of the tenancy.
Fully Managed Service
With our fully managed service, Franklins acts as the main point of contact for the tenant throughout the tenancy. This service includes:
- Rent collection and processing
- Managing tenant queries
- Arranging repairs and maintenance
- Access to our network of trusted contractors including electricians, plumbers, painters and handymen
- Coordinating maintenance with landlord approval
- Property inspections after the first month and every six months thereafter
This service provides landlords with a hands-off approach and peace of mind that their property is being professionally managed.
Let Only Service
With the let only option, Franklins manages the process of finding and securing a tenant. This includes:
- Advertising the property
- Conducting viewings
- Checking tenant references
- Preparing the tenancy agreement
- Arranging the move-in process
Once the tenant moves in, the landlord takes responsibility for managing the tenancy and rent is paid directly to them.
RTB Registration
All residential tenancies in Ireland must be registered with the Residential Tenancies Board (RTB). The registration fee is currently €40 per tenancy per year.
For landlords using our Fully Managed Service, Franklins can arrange RTB registration on your behalf.
If you choose our Let Only Service, we can provide the information required for you to complete the registration yourself.
Further information can be found at www.rtb.ie
BER Certificate Requirement
Before a property can be advertised for rent, a BER (Building Energy Rating) Certificate is required. A BER certificate informs tenants how energy efficient a property is.
If you require a BER certificate, Franklins recommend contacting:
Peter Bridgeman – BER Assessor

Advice for Tenants
How to Secure a Rental Property
Demand for rental properties in Ireland is extremely high, and new listings can receive a large number of enquiries within a short period of time.
At Franklins, we aim to make the process as straightforward as possible for both tenants and landlords. The following advice will help you present yourself as a strong applicant when applying for a rental property.
Be Prepared Before You Enquire
When a property becomes available, interest is often immediate. Tenants who are organised and ready with the correct information are far more likely to secure a viewing and progress with an application. Before contacting an agent about a property, it is helpful to have the following ready.
- References
- Providing references at the start of your enquiry can significantly strengthen your application.
- Useful references include:
- A reference from your current or previous landlord
- An employment reference
- Proof of employment or income where possible
- Having these ready allows the letting agent to assess your application more quickly.
- A Short Introduction
- When contacting an agent about a property, it can be helpful to include a short introduction explaining:
- Who will be living in the property
- Your employment situation
- How long you are hoping to rent for
This helps agents match suitable tenants with the landlord’s requirements.
How to Get Noticed by Letting Agents
In a competitive rental market, properties often receive a high number of enquiries within a short period of time. Tenants who provide clear information and documentation from the beginning are much more likely to be shortlisted for viewings. Here are some simple steps that can help your application stand out.
- Include Key Information in Your Enquiry
- When contacting an agent about a property, it is helpful to include a short introduction outlining:
- Who will be living in the property
- Your employment situation
- How long you are hoping to rent for
- Your preferred move-in date
Providing this information allows the agent to quickly determine whether the property may be suitable for you.
Provide References From the Start
One of the best ways to strengthen your application is to provide references when you first enquire about a property. Useful references include:
- A landlord reference from your current or previous rental property
- An employment reference
- Proof of employment or income where available
Having these documents ready shows that you are organised and serious about renting the property.
Respond Promptly to Communication
If a letting agent contacts you regarding a viewing or additional information, responding quickly can improve your chances of progressing with the application. Properties often move quickly, and delays in communication may mean the opportunity passes to another applicant.
Attend Viewings Prepared
If you are invited to attend a viewing, punctuality and preparation are important. We recommend:
- Arriving on time for the viewing
- Bringing identification if requested
- Being ready to confirm your interest in the property after the viewing
- Rental properties often receive multiple applications, so timely communication is important.
- Be Honest and Clear
Providing accurate information about your circumstances helps agents match you with suitable properties and ensures the tenancy process runs smoothly once an agreement is reached.
Be Ready to Move Forward
If you are selected as a tenant, you may be asked to provide documentation quickly in order to secure the property. This may include:
- Identification
- References
- Deposit and first month’s rent
- Being organised helps ensure the process moves smoothly.
- Understanding the Tenancy Process
- Once a tenant has been selected, the following steps usually take place:
- A tenancy agreement is issued for signature.
- A move-in date is agreed.
- Utility accounts are transferred into the tenant’s name.
- An inventory check-in may be completed.
The tenancy will then be registered with the Residential Tenancies Board (RTB).
Communicating With Your Letting Agent
Clear and respectful communication helps ensure a smooth letting process. If you are interested in a property, we recommend:
- Responding promptly to emails or calls
- Providing requested documentation quickly
- Informing the agent if your circumstances change
This helps both the agent and the landlord manage the process efficiently.

At Franklins, we aim to ensure that the rental process is clear, fair and professional for both landlords and tenants.
Providing clear information, references and documentation from the beginning helps us manage applications efficiently and ensures the right tenants are matched with the right properties.
